Role description

Main responsibilities:
– Responsibility mainly for pre-implementation and implementation part od projects

• During the pre-implementation phase:
– Checking and giving notes on the documentation for the construction, with regard to optimization
– Reviewing and comment on all permits and statements of the authorities concerned
– Checking and commenting on the statement of acreage
– Preparation a preliminary construction schedule and budget
– Preparing and evaluating a tender for a general contractor
– Preparing and revising the SoD with the general contractor
– Preparing and securing all documents, permits, contracts, etc. in order to begin construction

• During the implementation phase:
– Handing over the construction site to the general contractor
– Conducting regular checks of the construction site with project documentation, progress, quality, order, construction schedule, etc.
– Arranging control days – regular meetings
– To check budget and authorize invoices
– Anticipation of potential risks and finding solutions to issues
– Supervision and cooperation with TDS, GD, OSH, coordination of individual processes
– Communication with management and sending regular reports
– Authorizing change sheets
– To seek optimizations and negotiate and coordinate alternative material deliveries
– Checking the installation of the standard and client’s changes or changes in the project
– Takeover of the completed work or parts of it
– Writing down defects and unfinished work and monitor their elimination
– Communication with the network administrator and ensuring that the units are connected to the network
– To manage building approval, descriptive numbers, registration in the cadastre, etc.
– Preparation of a user manual
– Assisting in handing over units to end clients

Required Skills:
– At least 5 years experience with residential projects
– Leading at least 2 – 3 project from beginning to the end
– English knowledge at communicative level, Czech knowledge at communicative level
– Interest in new trends, materials and procedures
– Knowledge of Building act
– Ability to make right decisions
– Organization skills
– Professional manner
– Driving licence
